$399 MLS Listing Details Outlined Below

• $399.00 Due at Listing Appointment gets you listed in the MLS.
• $100.00 Supra Lock Box Rental Fee (Optional*). This is the same lock box as used by all agents in Georgia. We do NOT charge a $50 deposit fee for the lock box as most other Flat Fee Companies. Limited Service Area to Metro Atlanta. You are not responsible for returning the lock box as we will pick it up after closing. After all the Lock Box is the last thing you need to be worried about when closing on your property.
• .0070 times the contracted sales price only due at Closing; This includes the .0012 percent charged to us by the FMLS! So just a little over one half of one percent closing fee.
• I'm available to answer your questions, receive offers, negotiate contracts etc. - Monday through Sunday 365 Days a Year!
• No ending term to your listing agreement. We'll renew your Listing until your home sells provided that the listing has never lapsed and or we have never retrieved the Lock Box and Sign from the property being previously listed.
• Unlimited Changes: You may change items such as list price, property description, photos, showing instructions and more. In order for us to guarantee any changes for weekend display across the Internet all changes must be submitted to us no later than 12 noon on the Thursday prior. All change request must be submitted by this form
• 90 Day Listing Intervals: Why? To maintain a current MLS number. Agents are aware of the MLS Inventory Number! It's their business! Keeping a fresh inventory number is like having a fresh banana on the counter!
• Come and Go From Listing at anytime: If you wish to cancel your listing no other commissions are due or owed to Linc Realty of Atlanta but we do charge an administrative fee of $30.00 for the GAMLS and $30.00 for the FMLS. This includes the fee's charged to us by both MLS services.

• We'll email you the FMLS print out for a yard flyer. (If Requested) We've found this to be the most effective flyer as it contains all the listing information about your property.
• We complete all the necessary MLS Duel Entry data input sheets for you.
• Ready-set-list: Prior to listing we make sure your home is in listing condition. If you need a couple of days to get last minute items in order no problem. Placing your home on the market when its not really ready usually results in a lost sale.
• You reserve the right to sell by owner and skip paying the buyer's agent commission
• Buyer's phone calls all go to you. (Or we can handle if you wish not to)
• Agent Phone calls can be passed on to you or we can handle them for you. Our system is set to handle this either way.
• If you've opted in for the lock box the automated system captures important showing details such as the agents name, the day they showed your property, the time they showed and their Brokerage Firm Association. The system automatically emails you this information.
• Contracts: Full Contract Preparation and Negotiations Included.
• Other Forms: In addition we provide all Counter Offer, Disclosure Forms, Community Forms and all other necessary forms for a seamless and legal closing.
• Contract Signatures, we use electronic signature system for all contracts. Eliminating the need to print, scan and email.
• Negotiating home inspection to a successful closing takes experience. Many real estate transactions fail to close because of items discovered in the inspection reports. We know exactly what's important to buyer's and what is not. Not only do we help you negotiate these items but we write the Home Inspection Counter Form for You.
• Closing time, We schedule closing times based on your schedule not ours. In addition, we communicate with the closing attorney on issues such as title insurance policy, timely executed HUD statement, HOA information, Lien issues and more.
• Closing Table, we generally do not attend closings however we do offer for a fee of $150.00 we will attend the closing. We do however review the FINAL HUD statement, address any items of concern, answer closing attorney questions, handle last-minute issues that may arise and more.

As you can see we handle at least 95% of what a typical Agent would handle we just have reasonable fees.
